Join Your Neighbors for the First Annual Meeting of the

Courtyards at Brookfield Homeowners Association

Now that the transition from the developer to the homeowners is essentially complete, we are excited to host our first official Annual Meeting.

Per our Covenants we are only able to conduct business if a quorum of homeowners participates — either in person or by Proxy. We would love to have you attend in person; however, if you are unable to be there, please complete and submit your Proxy and Ballot. Voting: Each home/Lot gets one vote in the election. That one person or voter may vote for up to 5 candidates for the Board of Directors. If there are two owners, they need to decide who will vote.

Meeting Highlights Will Include:

• Election of new members to the Board of Directors

• Financial report, including a discussion of HOA reserves

• Presentation explaining the financial reasoning behind HOA dues increases

• Update on separation from the Master Association planned for Spring 2025

• Review of the new lawncare provider contract for 2026–2027

• Additional topics as may be introduced

• Announcement of election results

• Open forum for homeowner questions and comments
